BFT gate motor replacement in Los Angeles typically runs $850 – $1,400 installed, including the new motor, matching controller programming, and same-day labor when we have the unit on the truck. Most BFT failures show up as a gate that hums but won’t move, opens halfway and reverses, or trips the breaker repeatedly. We stock BFT-compatible 24V motors for the Deimos, Phobos, and Aria series and can usually swap a failed unit in two to three hours.
The typical call starts the same way: the gate worked fine last week, then one morning it groans, stalls, or just sits there while the control board clicks. If your BFT opener is more than seven years old and has been running daily in LA sun and dust, the motor’s internal capacitor or gear train is the usual suspect. We’ll confirm it on-site before quoting anything.
Tell me what it’s doing wrong and I’ll tell you what it actually costs to fix it – before I pick up a tool.
Which BFT Models This Applies To
The BFT motor replacement work we handle covers the residential sliding and swing gate lines most common in Los Angeles: Deimos BT A400/A600, Phobos N BT, Phobos NL BT, Aria BT, and the older Super Sub and Lux series hydraulic units. Each series uses a different motor flange pattern and output shaft length, so a Phobos motor will not bolt into a Deimos housing without adapter work that usually costs more than buying the right unit.
Identifying your exact motor is the first step. Look for a silver label on the motor body or the control board cover. BFT prints the series name and part number there, often starting with “P” or “D” followed by digits. If the label is faded or missing, we match by measuring the output shaft diameter and bolt spacing. OEM BFT motors from the factory run 25 – 40% more than equivalent aftermarket units built to the same 24V DC spec. For gated communities or commercial properties in Burbank, Glendale, or the Westside, we recommend OEM. For a single-family home in Boyle Heights or the Valley, a quality aftermarket motor with the same torque rating usually makes more financial sense.
One compatibility gotcha most homeowners don’t know: BFT control boards from 2015 and earlier use a different encoder feedback signal than the newer U-Link boards. If you swap only the motor and keep an old board, the gate may run but lose its soft-start and obstacle detection behavior. We always check board firmware during a motor replacement and flag it before any work starts.

Signs Your BFT Gate Motor Replacement Is Failing
- The gate hums but doesn’t move. The motor’s start capacitor has lost its charge. This is the single most common failure we see in Los Angeles, especially after heat waves that bake the capacitor in direct sun. Replacing the capacitor alone buys time, but a motor doing this more than once usually needs the full swap.
- The gate opens partway, stops, and reverses. The motor’s encoder is sending bad position data to the board. On BFT units, this often starts as an intermittent fault and gets worse over a few weeks. The board can’t trust the motor, so it defaults to reversing as a safety measure.
- The breaker trips when the gate activates. Internal winding shorts are pulling too much current. This is not a board problem. Continuing to reset the breaker risks damaging the control board, which costs another $400 – $700 on top of the motor.
- The gate moves slower than it used to, especially on hot afternoons. The motor’s gear train is wearing and the thermal overload is throttling performance. In LA’s summer heat, a failing BFT motor may run fine at 8 a.m. and barely move by 3 p.m.
- Burning smell near the operator housing. The motor’s windings or the release mechanism clutch is overheating. Shut the system down at the breaker and call us. Running it longer risks more damage.

AfterReplacement Cost & What’s Included
In Los Angeles, an installed BFT motor replacement typically runs $850 – $1,400. The motor unit itself is $400 – $800 depending on the series and whether you choose OEM or aftermarket. Labor for a direct swap is usually $300 – $450, and board reprogramming or encoder calibration adds $100 – $200 when required.
- Deimos BT A400 motor replacement: $850 – $1,100 installed
- Phobos N BT motor replacement: $950 – $1,250 installed
- Aria BT motor replacement: $900 – $1,200 installed
- Older Super Sub hydraulic motor service: $1,100 – $1,400 installed
Every quote includes removal of the failed motor, installation of the replacement, board programming, limit and force calibration, and a test cycle count. The price we put in writing before any work starts is the price on the invoice. No add-ons get tacked on at the end. The motor itself carries its manufacturer warranty, and our labor carries the 365-Day Done Right Promise: if the repair fails within a year, we return at no charge.
DIY or Call Us?
You can safely check a few things yourself: confirm the breaker is on, check that the manual release lever isn’t partially engaged, and look for obvious debris in the track. That’s genuinely useful. What we don’t recommend is opening the motor housing. BFT motors run on 24V DC at the board level, but the incoming line voltage inside the operator is still 120V AC, and a miswired capacitor can hold a charge that bites hard.
We’ve also fixed enough DIY attempts to know the pattern: a homeowner buys a “compatible” motor online, spends a Saturday installing it, and the gate won’t close properly because the encoder resolution doesn’t match the BFT board. Then we’re out anyway, and the bill includes removing the wrong part. The reality is that motor replacement on a BFT is a two-to-three-hour job for a technician who has done it dozens of times. If you’re not certain about the wiring and calibration, call us at (213) 322-1415 and we’ll give you an honest assessment and a written price before touching anything.
FAQs
A properly maintained BFT motor lasts 8 – 12 years in LA’s climate, though coastal salt air in Venice or Pacific Palisades can shorten that to 6 – 8 years on untreated housings. Direct sun exposure, dust infiltration, and infrequent lubrication are the three factors that kill them early in Los Angeles.
Sometimes. If the failure is the start capacitor or a worn gear, we can repair those components for $150 – $400. But if windings are shorted or the encoder is gone, replacement is the honest answer. We’ll tell you which one applies to your motor before any work is approved. Call (213) 322-1415 and we’ll walk through what your gate is doing.
A direct motor swap on a BFT Deimos, Phobos, or Aria takes two to three hours from arrival to a working gate. If the control board needs reprogramming or firmware work, add another hour. We can usually complete the job the same day we diagnose it, depending on model and part availability on the truck.
We keep BFT-compatible 24V motors for the Deimos, Phobos, and Aria lines on the service truck, along with replacement capacitors, encoders, and limit switch kits. If your model requires an OEM unit we don’t have in stock, it’s typically 2 – 4 business days to source. Calder Gate Repair Los Angeles is an independent service provider, not affiliated with BFT, but we also stock parts for LiftMaster, Mighty Mule, and Ghost Controls opener systems.
